Balcony Inspections

Sedgwick now offers balcony inspections per the Florida State mandatory HR7020 standards. Florida has strict building regulations in place for buildings three (3) stories and above. SIRS & Milestone studies DO NOT meet Balcony Inspection requirements. Make sure ALL your balconies are safe and structurally sound. Once complete you are required to submit a form to Florida’s DBPR.

Which Properties Are Required to Comply?

The law is particularly focused on commercial buildings used as public lodging establishments that are three or more stories in height, where the safety of guests is paramount. Public lodging establishments include transient and non-transient properties, meaning:

  • Non-transient Public Lodging Establishment: A place rented to guests for at least 30 days or advertised as available for long-term rentals.
    Examples: Condominiums and Apartment complexes that offer long-term leases, Vacation rentals and timeshares, and corporate housing.
  • Transient Public Lodging Establishment: A place rented to guests more than three times a year for stays of less than 30 days or advertised as available for short-term rentals.
    Examples: Resorts, hotels, motels, and vacation rentals like Airbnb and VRBO properties that offer stays for a few nights to several weeks.

Inspection Scope

There are two main areas the inspector is required to inspect: the balconies and stairways. The inspection scope for each is as follows:

Balconies

  1. 1. Inspect every platform.
  2. 2. Inspect all railings, balustrades, and guardrails, if present.
  3. 3. Inspect every parapet, if present.
  4. 4. Inspect screened enclosures, if present.
  5. 5. Inspect non-permanent building materials, if present.

Stairways

  1. 1. Inspect all stairways and landings.
    • Railings
    • Railways
    • Balustrades
    • Guardrails
    • Non-permanent building material
  2. 2. Inspect all walkways and guards. Only one form needs to be completed per inspection, covering all balconies and stairways. Note that all stairways on the property must be inspected, not just those leading to balconies.
